Good time for first homebuyers

Taking advantage of all-time low interest rates was a key factor in Rodger Yeo’s decision to buy a house-and-land package in new boutique Canning Vale estate, Botanica by Pindan.

The development on the former Warrendale Nursery site, which features 32 green-title lots, proved ideal for the 23-year-old first homebuyer who wanted to purchase a home south of the river.

“I’m familiar with the Canning Vale suburb, but usually it’s inaccessible to first homebuyers, as most houses are established and generally around $450,000 to $500,000,” Mr Yeo said.

“I’ve seen a couple of projects done by Pindan first-hand which were of high quality, this gave me confidence in constructing with the company.

“What attracted me as well was the fact it was a fixed price, turn-key house-and-land package, which meant I did not have to pay any more unless I wanted to upgrade specific items.”

Mr Yeo liked that he could purchase a low-maintenance single-storey, four-bedroom, two-bathroom home with plenty of space and parking, rather than an apartment or townhouse.

“It really is the best time to enter the market if your finances allow,” he said.

Mr Yeo said Canning Vale was an established area with short commute times to the city and airport and readily available public transport and lifestyle options, including two shopping areas within a five-minute drive of the estate.

“Lack of public transportation and amenities are common issues when purchasing in newer estates, which also tend to be further away from the city,” he said.

“Construction of the Metronet Thornlie-Cockburn Link will commence shortly, so hopefully this will improve commute times and resale value of the property in the future.”

Pindan Realty Project Sales Manager Matthew Smith said Botanica was nearly 50 per cent sold, with strong demand from upsizers and investors, as well as first homebuyers.

“Botanica delivers stylish designer living in a leafy part of Canning Vale and offers buyers a good level of personalisation, while also remaining affordable,” he said.

“There are more than a dozen single and double-storey plans to choose from – all with two bathrooms and three or four bedrooms, as well as various external elevations, external and internal colour schemes and internal fittings and upgrades.”

Botanica’s turnkey homes start from $399,000 and come complete with paving, front landscaping, site works, internal painting and floor coverings.
